A viewing is your chance to catch problems before you sign. Bring this checklist so nothing slips by.

Inspect the unit

Take your time and actually test things — do not just look:

  • Run taps and flush toilets to check water pressure and drainage
  • Test light switches, outlets, and that heating/cooling works
  • Open and close windows and doors; check locks
  • Look for signs of leaks, mould, or pests (under sinks, ceilings, corners)
  • Check cell signal and ask about internet options
  • Note storage, closet space, and appliance condition

Ask the right questions

Before you leave, get clear answers on:

  • What is included — utilities, parking, laundry, internet
  • The lease term, rent, and any deposit required
  • Who handles maintenance and how to reach them
  • Rules on pets, guests, smoking, and subletting
  • Average utility costs for the unit

Check the building and area

Step outside and assess the neighbourhood: noise, transit, groceries, and safety at different times of day. Common areas, entrances, and hallways tell you how well the building is maintained.
